 Consult with owner & design professionals to set project goals and budget

• Establish project schedule and critical path we agree to take
• Value-engineer the design, materials, fixtures and finishes to meet budget 
• Revise scope of work, update schedule and budget, when needed
• Review plans, assist architect with compilation of written specifications
• Obtain qualified subcontractors to provide multiple bids in each trade
• Compile estimate or GMP (guaranteed maximum price)
• Apply for and obtain applicable project permits
• Place orders for long lead-time items and incorporate client supplied materials, when applicable
