Design Build & IPD (Integrated Project Delivery)

IPD (Integrated Project Delivery)S-B Construction Group has been practicing the IPD approach from its inception. The intention of the IPD approach is to integrate people, systems, business structures and practices into a collaborative, common process that will increase value to the owner, reduce waste and maximize efficiencies in all phases of design, fabrication of materials and construction. Our value engineering and transparent communication give us the opportunity to building long-term relationship with great people.

Design/Build Advantages

Unlike traditional low bid projects, the design/build method focus’ on the designer and builder being united as a single contractual entity to mitigate risk for the owner.

Design / build process:

Single Point of Contact

Whether a remodel or a full-scale ground-up project, S-B Construction Group will serve as the single source, point of contact for the entire design and construction project.

Owner, Contractor, Architect, and Engineer Act as a Team

With all team members assembled from the start, each has input into the design and approach. They come to the same table bringing their individual expertise and experience, so the design/construction portions become very efficient and fluid.

Owner’s Interests Are Protected

S-B Construction Group and its team are working explicitly for the owner. By making the owner’s interests our priority, the client’s risk is greatly reduced.

Team Approach Allows Volume Pricing / Cost Savings

Efficiency allows the combined fees to be lower than traditional hard bid projects because fewer revisions occur, delivery is determined from the beginning, and man-hours are reduced on most design/build projects.

Change Orders Are Substantially Reduced or Eliminated

Frequent high-cost change orders are usually the result of plan revisions, omissions or ‘low-bid’ scenarios during the design process. When all members of the team focus together on the design, project management and cost control from the start, change orders become infrequent.

More Accuracy in the Schedule

With a team in place during design, the contractor adds valuable input into the accuracy of a project schedule. Architects create a schedule based on typical design, construction methods, materials, geographical locations, and municipalities. Though thorough and accurate there are additional items that needs to be accounted for from the contracting side. These issues are brought to the design table to aide in a realistic schedule which may result in modifications before the project begins.
